OCTOBER 9, 2025 AMENDMENT VOTE

On Thursday, October 9, 2025, at 6 p.m., there will be a meeting at the Lucas County Library, 3900 King Road, Sylvania, Ohio 43617 (419) 259-5380

PURPOSE

1.  A vote to amend Plats 1, 2 & 3's Declaration of Restrictions to not allow rentals in The Bluffs Community.  Some of the condominium By-laws have already been amended to not allow rentals, which The Bluffs Homeowners Association, Inc., would honor.

Four (4) presently rented properties must be grandfathered in by law because they are already existing and rented out.  Except for one lot, which is a legal three-family unit at the rear of our community, when the other three properties sell or transfer, they will no longer be able to be used as rentals.  They will have to be owner occupied.  

2.  To protect our community by requiring that all Landlords supply a copy of all present and future leases to The Bluffs Homeowners Association, Inc., beginning January 1, 2026, to ensure that tenant(s) have been made aware of the By-laws and/or Declaration of Restrictions, and to ensure that the tenant(s) know that they are bound by them by signing the lease and living in The Bluffs Community, and to evidence that they lived in The Bluffs Community.

3.  To remove all language allowing any lot to be used for office or light commercial purposes.

4.  To trigger a fine of $100 per day, in addition to attorney's fees and Court costs, The Bluffs Homeowners Association, Inc., would incur to enforce any violation of the amendments.

5.  Making Landlord responsible for all tenant violation fines as well as any damage the tenant caused in the community.

7. Possible illicit acts                                                   8.  Banks may not be willing to finance a mortgage or a loan      9.  Claims against the Master HOA policy by renters can increase the HOA's insurance premiums, which would effect the entire community

10. Exterior damage to the condominiums which the condo association would be responsible for
