ACCOMPLISHMENTS 2022-2023

PRESENT BOARD OF TRUSTEES

The purpose:

  • to provide up to date accurate communication
  • to ensure transparency of Board actions
  • to eliminate copying and mailing costs

 

ACCOMPLISHMENTS

  1. Identified new HOA insurance agency
  2. Established Board of Trustees insurance coverage and updated liability coverage for the HOA
  3. Reinstated HOA with Secretary of the State of Ohio on January 25, 2022, due to cancelation because of a failure to file on August 4, 1997 (CLICK THE DROPDOWN ARROW UNDER "ACCOMPLISHMENTS" TO VIEW OR DOWNLOAD)
  4. Bancroft Wall Repair included obtaining quotes from tree services, Gross Electric (light replacement), Barriger Electric (light installation) and wall contractors, as well as submitting all quotes to the Insurer of the driver that hit the wall to receive payment
  5. Electrical Repair of broken line during Bancroft Street roadwork by Miller Pipeline for Columbia Gas involved contacting Columbia Gas (sent certified letters & phone conversations), Miller Pipeline (sent certified letters & phone conversations), Barriger Electric
  6. Amendment of Declarations of Restrictions:  each resident now pays into Annual Dues and\or Special Assessments
  7. Special Meeting with all HOA board heads and Annual Meeting
  8. Cleanup of Austin Bluffs Cul-de-Sac Green Spaces & path
  9. Cleanup of Austin Bluffs Cul-de-Sac circle 
  10. Executed removal and cleanup of abandoned fencing in Green Space close to retention pond and walking path area
  11. Established relationship with Savory Tree Service for free wood chips for walking path
  12. Established an HOA website
  13. Obtained representation for legal questions, guidance, search of County records pertaining to any documents filed relating to The Bluffs Homeowners Association, Inc., and acquiring deeds to Lots D, E, F & G from The Bluffs Developer.  Attorney was invited to and attended our Annual Meeting and spoke and answered questions the entire meeting
  14. Established electronic payment system through Zelle
  15. Shrub removal and cleanup for The Bluffs Road wall and islands' gardens
  16. Established schedule for annual hydrant inspections, which is required by law
  17. Obtained assessment of neighborhood fire hydrants (lifted & extended 1 of 3 fire hydrants on The Bluffs Road that were and are below grade - required by law)
  18. Sanded and painted all traffic poles, and the hydrant that was lifted and extended was painted
  19. Spearheaded repair, sanding and painting of most mailboxes
  20. Completed annual patch and repair of main road potholes
  21. Contacted various contractors, i.e., tree services, roads, retention pond, Hafner's Ditch to satisfy legal and insurance requirements
  22. Conferred with various outside HOA heads/managers for comparison purposes
  23. Established a Bylaw Review Committee   
  24. Researched and obtained information for replacement plantings for The Bluffs Road Wall and Islands' gardens at North Branch Nursery, Hoen's Nursery, and Nature's Corner Nursery
  25. Consulted with the Lucas County Engineer regarding boundaries of recently obtained deeds for Lots D, E, F & G
  26. Re-installed new spotlights for "The Bluffs" signs at the St. Andrews Bluffs entrance that had been taken out at some point

THE TRUSTEES WOULD LIKE TO EXTEND OUR SINCERE THANKS TO THOSE RESIDENTS WHO HAVE ASSISTED IN THE RAKING OF LEAVES, SHRUB REMOVAL, SPREADING WOOD CHIPS IN THE PATH, WEED CONTROL, TRIMMING AND DISPOSAL OF DEBRIS.  ADDITIONALLY, APPRECIATION IS EXTENDED TO THOSE WHO CONTRIBUTED TOWARD ROAD AND MAILBOX REPAIR, SANDING/PAINTING OF TRAFFIC POLES AND HYDRANT AND SUPPLYING WATER AND DONUTS DURING OUR VERY FIRST CLEANUP IN 2021. 

A SPECIAL THANK YOU TO GERRY SAHAGIAN AND CHAD LIEVENS FOR GRACIOUSLY OPENING THEIR HOMES FOR MEETINGS WITH HOA HEADS.   ALSO, WE'D LIKE TO RECOGNIZE DON NOWAKOWSKI (who has since moved) AND DAVID STEAD FOR THEIR WORK ON AND INSTALLATION OF THE PRIVATE PROPERTY SIGNS.  THANK YOU TO THE RESIDENT, WHO WISHES TO REMAIN ANNONYMOUS, FOR SUPPLYING THE HOA WITH COMMERICAL GRADE PLASTIC TO COVER THE HOLE IN THE BLUFFS ROAD ENTRY WALL WHERE THERE WAS NO LONGER A COVERING OR A LIGHT DUE TO THE FACT THAT THERE'S NO LONGER ANY TYPE OF REPLACEMENT AVAILABLE.
